Booking Terms and Conditions

Please ensure you read and fully understand these booking terms and conditions.   If anything is unclear, please contact us through the booking agency so that we can explain in further detail to avoid any misunderstandings.

A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates;   either directly or through an Agency eg VRBO or,   or other.

The contract binds you and all the members of your party.   It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking.   Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

We strongly advise that you take out comprehensive travel insurance to cover cancellations.   If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control.   Notification will be given of the cancellation as soon as possible and we will refund all payments made to us for your holiday.   Our liability for cancellation will be limited to payments made to us.

Terms and Conditions

The maximum number of persons using the accommodation at any time must not exceed (6 persons not including babies under 2 years) and only those listed on the booking form can occupy the property.   We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

If you need to have extra people to stay for a couple of nights It is possible to privately arrange to book an extra double room with ensuite and climatisation in our house.   You may contact us directly once the booking contract is in place.

We regret that due to other guests potential allergies we cannot accept pets.

Bookings cannot be accepted from persons under eighteen years of age.

The owner reserves the right to refuse a booking without giving any reason.

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

Tenancies normally commence at 4pm unless otherwise agreed and guests are required to vacate the rental by 10am on the day of departure.   During July and August we only accept bookings by the full week eg Saturday to Saturday.

Smoking or vaping is not allowed anywhere inside the premises Disregarding this rule will result in immediate termination of occupancy and forfeiture of all payments.   This must be strictly adhered to and any damage or extra cleaning caused by smoking will have to be paid for.

Damage deposit:- In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.   A security deposit of 200€ is required and will be returned within 14 days of the end of your holiday, less the cost of damage/breakages.

Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them.   If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action.   If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out.   Please do not try to replace parts of a set as we may have spares.

The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage, other than general wear and tear.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The client may in no circumstance re-let or sublet the property, even free of charge.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool.

No compensation will be given for any temporary outage of electricity, gas, water or internet connection.

The owners are not responsible for the loss of any personal belongings or valuables of the guest.

All inventory must remain in the property and not be taken to another property.

Swimming pool - The swimming pool is not heated.   It is a salt water pool measuring 11 metres by 4.5 metres and has a 1 metre shallow end and a 2 metre deep end.   It is open for your exclusive use from 10.30am to 9pm daily.   Outside these hours we may have the pool open for cleaning or for our personal use.   Please don’t use glass near the pool, plastic glasses are supplied.   Please shower off sun protection before swimming or use UV resistant swim wear.   Sun cream leaves a nasty green line around the pool.   We do not let the pool get warmer than 30 degrees to prevent the possibility of algae growth.

Guests are responsible for the safety and security of their children at all times.   Never leave children or non-swimmers without adult supervision.

Barbecue – The separate barbecue area is for the sole use of guests.   Please leave it clean when you leave.   Please place the cushions and rugs in the waterproof chest.   Remove any litter and unplug the lights

Garden Maintenance may be carried out weather permitting throughout your visit, we will hope not to inconvenience you

Check-out – Check out is by 10am please strip the beds and place all linen in the bags provided in each room.   Fill in the laundry list appropriately.   Empty and remove all bins and rubbish to the dustbins or recycling.   Put any dishes and cutlery in the dishwasher and run it on hot.   Please leave the windows open.   We will disinfect surfaces, dust, and vacuum and wash the floors before remaking the beds for the next guests.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Extra Services to be arranged after completing the booking.


There is a 50€ cleaning fee included in your booking this is to cover additional disinfecting and cleaning of floors and surfaces.   There are check out guidelines for you to follow including stripping the beds and making sure crockery and cutlery has been put through the dishwasher.   Please make sure the fridge and cooking facilities are clean before you leave.   If you do not wish to follow these check out guidelines or if it is inconvenient for you please arrange with us for a cleaner to be booked for your departure.   150€ If you would like a mid week cleaning service it is 20€ per hour

Baby sitting is available with us at 10€ per hour

A meal can be served in your accommodation on your arrival day from 7pm up to 9pm 18€ per person Children 10€

Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right.   Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will be considered by the proprietor but any action taken will not be reported back.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

This property is privately owned and is within our home grounds.   We hope all guests will enjoy the facilities and treat the property with the same respect that they would their own house.

Bookings are subject to the above terms and conditions being read and agreed by signature on arrival at Chez-Caro.
